Considering this is a forever home and your mother is living here too I would consider making all the halls and doorways handicapped accessible. Maybe a roll in shower in mom’s bathroom would be convenient. Not saying, just thinking 30 years from now.

Ok, my quick hot take. Because the hydrangeas love water, they should be a nice source of water competition. Which means most of the irrigated water will be taken up by hydrangeas and not killing the oak tree. So, I think your instincts are good and maybe try leaving it there.

Happy we're back at the new property. Great news on having no asbestos, that will be huge savings. Can't wait to see the plans on the interior layout. So great of you both to have your mother come live with you. It's scary growing older having no help. This will take a lot of stress and worry off your mother. You both are treasures!

When we built on an addition 20 years ago for my mother I insisted on a curbless shower with doors that swung both in and out, extra wide halls and doors to accommodate a wheelchair if ever needed and almost twice the amount of electrical outlets that a house normally has. I was later very glad for all these additions and would encourage you to do the same for your mom and eventually yourselves. I am totally enjoying watching you renovate this house.
