20:17 that side of the river right near the tram road would be a great place to have just some open park space where citizens could come down to the water’s edge and have a picnic, throw a frisbee and just enjoy the view of the water and the downtown. I.e. less trees so the view can be enjoyed.
I didn't get my proposed parking lot, but I did get to see some downtown bus stuff, so I'll guess I'll take that as a win.

I really think you need to rethink the placement and the asset for the Canadian Tire. Like a lot of people said last episode, Canadian Tire isn't really a store you'll see deep in high-density, transit-oriented downtown areas. They service vehicles, sell camping gear, guns, gardening supplies, patio equipment, and are very focused on being a one-stop-shop for more rural customers. They need a lot more surface parking for their business and prospective customers. Love that you picked a Canadian brand but it's very awkward to us Canadians who are familiar with their business. It's very odd there is a rooftop patio for it, unless it is a mixed-use building. It would make more sense as a Movie Theater with restaurants and other entertainment businesses actually, and you could use Cineplex or Landmark Theaters since they are all over Western Canada.
