you can fix the roof, by making it a tile smaller and dragging the overhang to the fence, then it works
The houses on the Outer Banks often have their lower floor 12 or more feet off the ground to help protect the house from storm surge, so the stairs going back and forth several times makes sense. (They then usually put bedrooms on that floor and go up to the second floor for living areas to take advantage of views and put expensive appliances up to an even safer height.)

this turned out so cute! my thermostat currently is in the living room near the hallway where the bedrooms are, but in every other house i've lived in, it's been IN the hallway where the majority of bedrooms are (also usually where the hvac access was)

The thermostat in our house is next to the primary bedroom. This was also the case in two of the six houses I lived in as a kid/ teen. The other common place was near the front door or foyer area. I tend to place thermostats near the front door in my Sims' builds just because it makes it easy for me to recall where I put it.

24:24 we have more than one thermostat. there’s one at the bottom of the stairs in the hallway by the kitchen, there’s one in the hallway outside my bedroom door, and there’s one in my parents room
24:21 My thermastad is in next to the front door as you enter, first room you enter also contains stairs leading up. It's a pretty tight British layout.

When I lived in Brasil, on the southeast coast, we didn't have thermostats because it was never cold enough to need a heating system. In Canada, every room had it's own thermostat so you could add different temperatures to each room if you chose to. Now I'm in Germany and the heating system is different, we don't chose the temperature, just the amount of heat, but it's also in every room separately. 😅
I would love to see a follow up where you make a sim to live in this house with a backstory and then decorate and furnish it for them!

omg THE STAIRCASE INSIDE IS BACKWARDS!! I can't, I can't, I can't! In the original plan they also had the closet there so they were utilising the space under the stairs. The door should have been 1 tile and you could have even made the bedrooms downstairs 3 tiles wide (you would have had 3 columns outside then). And seeing the rendering for the first time I thought for sure it's a Sulani built. But it WASN'T?!! why? the lot was clearly too small, if you couldn't fit the stairs in the front
