If we cant take 6 months upfront, how do we know the tenant can consisteny pay on time without any delays? In the Uk, landords can check the following evidence. Proof of Income Credit History Guarantor (someone else will pay if you cant make payment that month ) Proof of identity Proof of address Where are the rights of the landlords? There is no system in place to protect landlords from wicked tenants.

What will happen is that landlords will increase rent every 6 months. Sometimes (if you can afford it), it is better to lock in a longer rent period - especially if your earnings are unpredictable. It buys you more time to put things in order.

It's we the tenants naaaaa wey go pass back go pay 2years! And one more thing, advance payments protect tenants against price hikes. Just like the way fares changes in response to petrol prices, soon it'll apply to rent, and we can't complain. This is a very technical issue!
