In real life banff all the streets are named after local wildlife, it would be super cool if you did that here. For example one is named Elk Street.
27:47 to me as a European, 90 parking spaces and a dedicated drop off/pickup zone for an elementary school is peak US zoning law insanity :D

I mean, if we're in Canada, we gotta add the necessities! Tim Hortons & A&W would move in right away. Maybe even a small Sobeys would show up? Hopefully there are assets for these. Also, a Petro-Canada or Esso gas station/truck stop for the truckers taking Highway 1 across the country. Also, the original Banff originated as a tourist town for the hot springs in the area, and as a national park. Could be another form of revenue, along with a little bit of logging
A note about the 'sawtooth' roofs on those industrial buildings - they were built that way to catch the light and reduce the need for artificial lighting, so the 'flat' side of the sawtooth should be pointed south to catch sun for as much of the day as possible.
One thing I thought about is that for a pedestrian focused downtown there's a lot of car road crossings, a total of 6 connects to the pedestrian road. It limits the flow of walking and gives a car focused downtown the right of way. You could remove the connections of a couple and make them a couldersack 😊
You said you'd be taking user feedback, so here are some suggestions: The map is beautiful with so many trees, so much nature! Real Banff is inside a national park. It might be a nice touch to try and respect the tree canopy, try to avoid carte blanche zoning straight over the established tree cover (like you've done down the "East" end of low rise residential). Roads running through forest is great, but keeping a couple tiles buffer of existing mature tree will improve all sorts of things in the community and tie the city into the surrounding nature. You may not like to do too many mulligans, but I feel the best spot for a general railyard is immediately behind the main station. Building multiple (rail)roads on the inside of that curve just makes sense, and also provides train stabling for other train vehicles. The expanse of rail may also provide a noise buffer from the industrial, and it will be right by your historic industrial precinct. The easiest way would be to move the custom industrial back one full block and fill the space between with rail yards (rather than truck trailer parking - I thought you said this was a rail-based town!). It could also flow and turn into the rail depot, have a big L shaped ribbon of steel in the heart of the community. As long as there's a rail connection to the main line at each end, rail traffic will work out - you don't need the tight u turn bends. District name suggestions: Parkinson (for the industrial area), Blindside (the thin stretch between the mountain and river) Potential city name or district name - something to do with moose or mousse. Could be Lamousse? Womoose? Something like that?

HERE WE GO. Banff is right in my back yard! EDIT: Watching a large-scale city go up in place of a township that's legally restricted in area (it sits in a national park) to about four square kilometres is gonna be fun. One of the neat characteristics of the real Banff is that because of the land restriction and tourist draw, it's much more densely developed than you'd expect a small Canadian town to be; you can compare it with Canmore or Exshaw nearby to see the differences. EDIT2: oh my goodness those curves off the rail mainline. And a station just sitting right on the transcontinental trunk, too :v
As someone who lives near Banff, this is sooo cool! Edit 1 while still watching the video: I hope Phil names the streets like they do in Banff. With each road named after something Alpine (Beaver Way, Moose Road, Acorn Blvd ect ect)
Another reason a city might exist is because in the past it was in a strategic position. The valley path through the mountains is a great example of this. A stronghold here controls the flow of people and forms a defensive line against armies. I mention this because that little hill in the middle is begging to be the location of the old fort. Maybe plop ruins up there or if you're feeling creative with this one make it an "old town" style area, you get alot of areas in the UK with alot of verticality that has an old castle on the hill with shops / parks leading up to it. Could be a good focal point for the city AND give it some heritage and story.
You know the funny thing is that you have a rail connection towards Calgary in this universe, but Calgary doesn’t even have intercity passenger rail service irl 😂
