Problems I've run into in this section - Fire insurance is insanely expensive. - Can I get a mortgage? - I don't know if a partnership with other folks in the area is possible - the repairs on the property are EXTENSIVE (probably why it has not sold) -Fire insurance...can I get it? It's wildly expensive if so. - water is an issue in drought-ridden California -The property is in two zones and I am getting conflicting info about where the line is...need to do more research. - as of this video there is another offer accepted on the property. Also, Salmon Creek is a project with a mission I believe in and want to augment and support. They are NOT open to the public, so please don't go show up at their property. This may not be helpful, but having bought and sold a number of homes in my 74 years...i had great disappointments, but i learned for me, there was always another home...and honestly, it always was better in some way.. My job was always patience, and trusting, there will be something next. But , hurt, yes, for sure❤❤

I lost my “dream home” and it was a blessing in disguise. A fantastically better home in a better location for way cheaper became available a few months later.

This property has so many challenges, maybe its job was to teach you all the things you’ve learned as a result. So when you find another, you’ll know it when you see it. That area is certainly not short of commune communities. This isn’t the end of the journey, it’s the start. 💜
You'll find something better. Trust me. You've been bitten by the counterculture bug, as I was over 35 years ago, it won't let go of your soul. You'll get the place that is meant to be.
I found an old Pony Express station on Echo Summit in South Lake Tahoe some 30 years ago. I would not let it go! I had to have it. It needed extensive renovations. I was going to build a retreat center and coffee shop (Pony Expresso). It was a NIGHTMARE beginning to end. One of the worse decisions I ever made. The sale closed on December 15 and it started snowing immediately that morning. By the time the storm stopped, I got 10 feet of snow at the house. Neither of the two heaters worked, the pipes froze underneath the house and when I tried to start a fire in the fireplace, the chimney was block. Smoke filled the room and the mice ran out of the walls. That was the first day. It never got better. You may be incredibly blessed if the sale never happens. Either way, I wish you the best.

Sometimes sellers choose buyers they prefer, even if they lose a bit of coin.
We fell in love with a property in the hills south of San Francisco and someone bought it before our offer went in. I was heart broken and had no interest in other homes. Then a few months later I found it listed again. The first offer somehow fell thru and we did end up moving into our home. So blessed. Prayers you maybe blessed as well. 🎉🎉🎉

Angela, as you’re explaining the property to us, you would be talking me out of buying it. The problems of the property that you have listed are only the tip of the iceberg-always typical with tear down properties. I’ve got family in Fort Bragg and Mendocino is extra special, but you may be dodging an expensive bullet.
I worked in government permitting in several California cities. Please make sure that the existing cabins are permitted to be there and whether you're able to do any improvements you're envisioning. I've seen too many people not do due diligence and find out too late that unpermitted improvements need to be removed. Also, Coastal Commission is VERY difficult and can take years to get through. They will demand exactions, including public access through the property.
I was raised in Mendocino county and started commercial fishing when I was 16yo on that coast. Followed my life north and ended up in Alaska, but the Mendocino coast will always hold a special place in my heart. The land, the culture, the people. It is it's own place. I had friends on communes that I interacted with back in the early 80's late 70's. Really, really good memories. I think it's super cool that you hold this ideal and are even attempting to pursue it, wherever it leads.

I would not go down. Tell your agent to let you know if the offers fall through. Magically after a year there are multiple offers. This is a real estate game. If the offers fall through then book your trip! What is meant to be will be!
