Problems I've run into in this section - Fire insurance is insanely expensive. - Can I get a mortgage? - I don't know if a partnership with other folks in the area is possible - the repairs on the property are EXTENSIVE (probably why it has not sold) -Fire insurance...can I get it? It's wildly expensive if so. - water is an issue in drought-ridden California -The property is in two zones and I am getting conflicting info about where the line is...need to do more research. - as of this video there is another offer accepted on the property. Also, Salmon Creek is a project with a mission I believe in and want to augment and support. They are NOT open to the public, so please don't go show up at their property. Aww, Angela. Don't give up! We saw so many properties I lost count. When you find one you love, you dream big and get attached, and it is crushing when you don't get it. You feel like your dream is lost and it was perfect and you'll never find anything comparable...but NEVER GIVE UP! There's always another property to see. New places get listed every day. Keep searching. She will come. ***Do not be deterred by an existing offer!*** We moved to CA and when we applied for this house we were 5th in line. 5th! 3 fell through, the 4th was clean...it was an excruciating wait and we expected disappointment but hung on anyway. At the last minute, that 4th family decided our house was too small for them. Bam! We got the house! I was shattered after losing previous places, but then we found this one, and we are so happy. Fruit trees, an exquisite giant fenced yard, and the house has such character. DO NOT! I REPEAT! DO NOT GIVE UP!
Personally, having left California *because* of fire risk, i would consider this a blessing. Living with the reality of a potential fire at any time is a nightmare. Not healthy for sanity or mental health. Fire INSURANCE is the least of the problem, and its a huge problem. I cant imagine choosing to live/own property in a wildfire zone
My recommendation - if u really desire it , would be to still go Down there to evaluate - it will probably make you feel better, they’ll know a serious buyer is in the wings , etc. you may def be all in or all out - 2026 is a really weird year real estate wise
I have a friend (old) who says whenever anything doesn’t go the way she wanted or she has a loss, “I’ve been spared.” And then she looks for at least 3 concrete no bs reasons that in reality that is true for her. It’s so worthwhile. I’ve been adopting it.
Buying real estate is absolutely crazy making! Especially when you have a vision for the specific property. Listen to your gut and your heart to do the right thing. You know that already. It sure can be hard to balance dreams, passion and responsibility.
Being in motion seems to be the key to eventual success. As you mentioned, there's never a guarantee. However, my Irish friend says 'If you don't ask, you don't get.'

I live in California. I love this state, warts and all. We have our serious challenges, but there is a spirit to always try to move in a better direction. And I deeply, deeply love the geography, flora and fauna. The trees are my particular things. I know you would be a fine steward of any piece of land you had the fortune to come your way. So go for it. Knowing at least one tiny piece of the state I love is in good hands is comforting.

Oh, darn it. That’s always so disappointing. But things have a way of working out right in the end. A better property is waiting for you and you will find it!
We fell in love with a house that had another potential buyer. We had a really good real estate agent. He somehow got it for us. Then I became a community activist when an industrial development tried to move in. We kept it out of a beautiful rural area. Then we had to leave because of new laws that put us at risk. We are now in a different country. We did the work we were supposed to do, even though things did not go as we expected. And we are not done caring about America. Focus on your mission, and the way will open.

There's a lot of properties available these days, I do love Mendocino though. Up highway 36 it's heavenly landscapes. Don't despair Angela ❤
